Terms of Use

We are a listings platform. We give property owners a place to advertise and buyers and tenants a place to find them. We are not a broker, agent, valuer or party to any transaction between users.

We do not verify ownership, title, approvals, measurements or the accuracy of any listing unless a page says otherwise. Conduct your own due diligence and take independent legal advice before paying any money to anyone.

• You must be at least 18 and legally able to enter into a contract.
• Give accurate registration details and keep them current.
• You are responsible for everything done through your account. Keep your password private and tell us promptly if you suspect misuse.
• One person, one account. Accounts created to evade limits may be suspended.

By posting a property you confirm that:

• You own it, or you are authorised by the owner to advertise it.
• The details — price, area, location, configuration and availability — are true and current.
• The photographs are of that property, and you hold the rights to use them.
• The listing complies with applicable law, including RERA disclosure requirements where they apply.

We may edit, decline, unpublish or remove any listing at our discretion — particularly duplicates, listings for properties that are no longer available, or listings we believe to be misleading.

Contact details are revealed through a limited number of unlocks. Free accounts have a daily and weekly cap; paid plans may raise or remove it. Current limits are shown in the product and may change as we tune them.

Contact details are provided so you can enquire about that property. You must not use them for marketing, spam, bulk messaging, resale, or to build a database. Scraping the site or automating access is prohibited.

• Prices are shown in Indian Rupees and include applicable taxes unless stated otherwise.
• Payments are handled by our payment gateway. We never receive your card or bank details.
• A plan is activated once we receive confirmation of payment from the gateway.
• Benefits such as featured placement are subject to fair rotation and editorial discretion; we do not guarantee any particular position, volume of views or number of enquiries.
• Cancellations and refunds are governed by our Refund Policy.

You can message an owner about a listing through the site. Keep it about the property. Marketing, bulk messages, abuse and attempts to move someone off the platform to avoid our rules are all grounds for suspension.

Conversations are stored so both sides can return to them, and our staff can read them when investigating a report of fraud, abuse or a dispute. That is set out in the Privacy Policy.

Never send money, identity documents or bank details through chat. No genuine owner needs them before you have visited the property and verified who owns it. We are not party to any payment you make to another user, and we cannot recover it.

If a listing looks fraudulent, duplicated, already sold, or misrepresents a property, tell us at [email protected] with the property reference and what looks wrong. The same applies to abusive messages.

We acknowledge reports within 48 hours. We may unpublish a listing while we look into it — that is not a finding against the person who posted it, it is how we avoid leaving a possible fraud live while we check.

Listings, enquiries and messages are created by users, not by us. We host and display them; we do not endorse them or verify them unless a page says otherwise.

We act as an intermediary under India’s Information Technology Act and the rules made under it. We remove content when required to by law or by a valid order, and our grievance officer is named on the Contact page.

Disputes about a property, a payment or a promise made between two users are between those users. We are not a party to them and cannot adjudicate, hold funds, or compel anyone to complete a transaction.

We will help where we reasonably can — for example by providing a record of what was posted or sent, on a valid legal request. Raise anything else with us first at [email protected]; most problems are resolved faster that way than through a formal process.

• Post false, fraudulent, duplicate or deliberately misleading listings.
• Impersonate another person, owner or business.
• Harass, threaten or abuse other users.
• Post content that is unlawful, discriminatory, obscene or infringes someone else's rights.
• Attempt to breach, probe or overload the service, or access data that is not yours.
• Scrape, crawl or bulk-extract listings, contact details or messages.
• Create additional accounts to get around verification or any limit.

You keep ownership of your listing text and photographs. You grant us a non-exclusive, royalty-free licence to host, display, resize and promote that content for the purpose of operating and marketing the service. The licence ends when you remove the content, except for copies retained in backups or where law requires retention.

We aim to keep the service running but do not guarantee uninterrupted availability. We may change, suspend or discontinue features at any time.

The service is provided on an “as is” basis. To the fullest extent the law allows, we are not liable for any loss arising from a transaction between users, from reliance on a listing, or from any indirect or consequential loss.

Where liability cannot be excluded, it is limited to the amount you have paid us in the twelve months before the claim arose.

Deals happen between you and the other user. We are not responsible for advances, tokens or deposits paid to anyone.

We may suspend or close an account that breaches these terms. You may close your account at any time by writing to us. Fees already paid are dealt with under the Refund Policy.

These terms are governed by the laws of India, and the courts of India have exclusive jurisdiction over any dispute arising from them.

We may update these terms. The date at the top shows the current version, and continuing to use the service after a change means you accept it.
